Occupancy rates for August 2019 were lower compared to August 2018, down -8.5 percentage points (pp) to 76%. Accordingly, there were declines in all other measures, with revenue per available room (RevPAR) and demand declining (down -15% and -12% respectively). Average room rates were lower by -5.4% to $187.
The year ending (YE) August 2019 results show a decrease in the average annual occupancy rate, down -14pp to 60% compared to the YE August 2018. The decrease in occupancy was partially due to a decrease in demand, which shifted down (-17%) to 1.23 million room nights for the YE August 2019. This was despite a decrease in supply of -119 rooms in August 2019 compared to August 2018.

There was a decrease in daily rates by -$10.60 to $187 for August 2019, while RevPAR declined by -15% (or -$25.70) to $142. The daily rate and RevPAR for the YE August 2019 were $143 (down -1.5%) and $90 (down -18%) respectively.

Both daily occupancy and RevPAR were lower than the previous three years for all days of the week for August 2019. Daily rates were generally lower than those for the previous years, with the exception being Sunday when compared to August 2016.

METHODOLOGY

The data in this report is sourced from STR and is collected from a sample of 27 hotels with 10 or more rooms in Darwin. Data is collected daily and collated to represent the industry and includes data for leisure, business and other purposes of travel. This sample represents 57% of the establishments in Darwin and 72% of the room supply.
